Gary helped us successfully purchase a great house in Roswell. Since this was our first home purchase, we had many questions about finding the right home. In our first meeting, Gary walked us through the entire home-buying process and patiently answered all of our questions. He took time to understand our needs, likes, and dislikes. We looked at many houses before we put in our offer, but he was very patient and never forced us into making a hasty decision. We were impressed with the work, so we went with the same contractor, and I am pleased to say that our kitchen looks great. My husband and I buy an investment property. We work with Gary. He is professional, attentive, and extremely knowledgeable. Gary made the process extremely smooth and understandable. He set me up with a variety of tools to be able to locate and identify homes that fit the criteria I gave to him (location, price, bedrooms, bathrooms, and overall size). I was able to virtually visit hundreds of residences with his help and I believe close to 25 houses in person over a 2-3 month window. The entire process can be frustrating when you have to deal with other agents who won't respond, play games with offers and counteroffers and just generally do shady things. Gary was great, very professional, and always giving the best advice to get me in the best house for my daughter and I, even if it cost a little less, and made him a smaller commission. My wife is a flight attendant and is based in Atlanta. Since she is in Atlanta fifteen days out of every month, we decided to look into purchasing a home, where we could not only stay but use the additional rooms for other flight attendants who needed a place to stay. When we decided to buy a home here in Georgia, First we started searching on different websites and reading different blogs, and sure we were so confused. Then a friend of ours referred Mr. Gary. We spoke with Gary over the phone and he arranged a meeting at Panera. He spend an hour explaining his background and educated us about the whole process of home buying. We asked a lot of questions about the home-buying process, issues, etc., He clarified for us so patiently and kindly. We were satisfied and selected Gary as our real estate agent. Once we decided to go with Gary, he set up an account in the Listing book, FMLS web sites which has all resources in one place to research about the house, its location, neighborhood, schools, etc. We reviewed the houses on those websites and shortlisted 5 to 7 houses to visit each time. Once we were shortlisted, we informed Gary about them. He promptly responded and scheduled visits as early as possible. It was quicker than we expected and we always wondered how Gary was able to schedule the visits so quickly. He kept us informed about issues upfront. We have seen several houses and Gary was so patient showing all the houses. No pressure and no pushiness. After the tour of every home, Gary will ask for feedback on the home and He used to provide his feedback as well. His feedback was very useful and informative. We are very happy to have worked with Gary Mesnick in buying our first home. He made us feel comfortable right from the start. He gave us access to 2 listing sites (more complete and accurate compared to Trulia/Zillow etc.) and let us drive the home search, but was always available to answer any questions we had. This helped us pick homes that suited our needs, within our budget. Gary was able to schedule viewings for all the houses we were interested in, at our convenience - after work and on weekends.
Being first-time home buyers, Gary’s experience (over 30 years) and market expertise helped us tremendously.

I have heard numerous nightmare stories about home buying from my friends, I was thinking all those were true until I met Gary. In fact everyone in my family including my 3-year-old love Gary. His exemplary service and professionalism are one of the greatest positives. During our home search, we went through several listings, shortlisted quite a few from them, and would give the list to Gary for showing. Without asking any questions Gary will schedule all the showings and will confirm us within hours. We were surprised how he is able to do this so quickly. Also, he is always smiling irrespective of how bad/good we choose a house for showing. We went to a lot of showings and always his words would be - There is nothing right or wrong everything is an experience in your home buying and be happy that you are learning new things. After six months of searching for a new house in our home city of Boston, my wife Sarah and I had just about given up hope. We were expecting our first child and had completely outgrown our apartment. Real estate in Boston meant either buying a hundred-year-old house in desperate need of a complete overhaul or a multi-million-dollar brownstone.
After some deep soul-searching Sarah and I decided to relocate to Atlanta to be closer to family and take advantage of the improved state of the school system from what we had available in Boston.
Gary Mesnick of Maximum One Realty was given to us as a referral from our relatives, and from start to finish he gave us the white glove treatment. We were 1,100 miles away from where we wanted to buy, but Gary treated us with the same attention to detail as if we were already neighbors. Using the online tools he made available to us we vetted hundreds of properties, sent him a list of 80 we wanted to walk through, and booked a weekend flight to Georgia.
When we arrived Gary had a complete itinerary laid out based on location and how we rated the houses from what we saw in the photos. He picked us up in the morning, took us through the properties, asked us to rate each, and at the end of each day assessed where things stood and made suggestions for what to do next.
By the end of the weekend trip, we had found our dream home, put in our offer, and hopped on the flight back to Boston. By the time we got off the plane, our offer had been accepted and we were on our way to being Georgia residents.
Between offer acceptance and closing Gary was right there with us, explained every step, checked in with us along the way, and made everything as smooth as possible.

This being our first house hunt/purchase, we really didn’t know what to expect when we began the process. We tried our best to read first-time home buyer books and did an insane amount of research on the internet. We stumbled upon Gary on Angie’s List and were very impressed with his ratings/feedback.
We had been looking on Trulia for months and had a good idea of what we were looking for, so when we sat down with Gary and he explained that we had the house hunt in our hands, we knew he was right for us. We thought all realtors picked the houses to view and this made us nervous. Being able to browse the FMLS/List Book websites and select the houses that fit our family was easy, time-saving, and exactly our style. Gary set up all of the showings and was completely honest at every single one. He always arrived early to drive around the neighborhoods and walk through the houses before we checked it all out.
He advised us when he saw potential issues with a house and guided us through the entire negotiation process when we finally found the house of our dreams! He was meticulous with reminder emails; letting us know about upcoming appointments, things to be done, and tips for the first-time buyer. He even came with recommended lenders and home insurance companies, which was amazing because we did not have a great experience with these two home-buying aspects until we called his guys!
We think the thing that shocked us the most is all of the above-and-beyond things Gary did once we found our home! He had a few issues with the seller’s agent, so he took extra steps to ensure that nothing possible would delay our closing…even driving out to the house a couple of days before closing to make certain it was in sound condition after the tenants left. We signed the agreement for purchase on February 2, 2013, and the home was ours on February 28, 2013!
Honestly, we made the right choice when we chose Gary as our realtor. It truly says something when you enter your home for the first time once the ink has dried on the purchase papers and your 2-year-old son says “Where’s Gary?”. He is a great realtor, but even more than that, a stand-up guy.
We strongly recommend Gary Mesnick as a Realtor if you are looking for someone to be honest and not try to sell you on the wrong house! He’ll let you run the show, but give you all of the advice you may need to select the perfect home.

I was offered a job in Atlanta and was given 2 weeks to report. I accepted the job with the expectation of either sleeping in the car or driving 5 hours round trip each day (if Atlanta’s traffic agreed). Gary was recommended by a friend of my wife’s. I contacted him and told him I was not able to buy a house yet, and that could he recommend a rental agent. Gary offered to help personally. He asked for no compensation only that “IF” I was able to sell my home in Florida, and “IF” I was still working in Atlanta at that time—that I would allow him to be my agent. For me, that was an easy promise.
Gary made the process very easy. He sent me listings in my budget to review and kept me updated daily. We met in Atlanta, and he drove me around Atlanta looking at homes. As happens so often, it was late, and I was getting frustrated; I was prepared to give in to that long daily drive when Gary suggested “…one last one on the list.” And, that home was perfect.
I don't expect one to be naïve, Gary did get a “finder’s” fee. Which I happen to see “on purpose,” and I can assure everyone that it did not cover the gas used or the time and effort spent assisting me with the search--he even managed the leasing paperwork for me.
Gary did all of this based on the “promise” of a complete stranger (me). I can’t wait until I am in the market for a “new home.” If Gary worked this hard for “nothing” I can’t wait to see the results when actual compensation is involved. I highly recommend Gary to anyone buying a home in or relocating to the Atlanta area.

This is our second time working with Gary. Two years have passed since the first time we worked with Gary when we walked away with exactly what we needed with the payments we needed. He truly made us feel as though we were his only client. There was never any pressure to buy or move along. He wanted us to again find exactly what we wanted.
This is our 5th time buying a home. We have been through the drill before. We want this for "x" price. An Agent supplies us with a list and off we go to look. Pick one out, make an offer, and we are done. In essence, our previous Realtors were convenient suppliers of a list of homes for sale. Nice people with good intentions - BUT now that we have worked with Gary, we realize how truly lucky we were to have never bought a "money pit" or worse.
Gary asked more and better questions than, “How many bedrooms and baths?" or "How much do you want to spend?". During our first meeting, we realized quickly this man cares about our needs, our future plans, and our financial position.
He took care of us and we listened. If not for Gary - this time - we very likely would have made a costly decision. The home we loved and wanted would have cost us dearly later. Gary saw this and gave us sound advice--advice that could and did stop easy money for him, but he put our concerns first.
One last note about Gary's service. Gary made suggestions on the offer price. Following Gary's advice we had confidence we were making an offer that was fair for us and the seller. We made 3 offers on this trek to our current home and on each one the offers were accepted the first time.

As first-time home buyers in a busy market, the process was very overwhelming at times. Gary always made sure he did what he could to make the process as stress-free as possible. We always felt that Gary had our best interests at heart. Being first-time home buyers, we really had no idea where to start. We found Gary through Angie's list, and were rather impressed with all his reviews - and he lived up to the expectations. We never felt pressure from Gary to look at or make an offer on any particular property. Once I made the life-changing decision to return to greater Atlanta, after a 40+ year absence living and working in the northeast, I knew that I had to have guidance about the area that I still called "home," in order to find a suitable NEW home. Purchasing a home can be a daunting task for anyone, particularly for first-time buyers like us in an unfamiliar city. We had just moved from Michigan and were looking to find a home as soon as possible. We were lucky to have a good friend in the Greater Atlanta area who recommended Gary to us based on his impressive rating/reviews on Angie's list. This was after I had spoken to a few other realtors who were not as responsive as Gary. We got in touch with Gary and right away he arranged a meeting for us where he explained his approach to the home-buying process and how we would have his VIP client services. Gary was very understanding of our anxieties as first-time homebuyers and walked us through each step making the entire process very smooth & easy.
Gary ensured us that our preferences were first and foremost as part of the process. He let us drive the home search & selection stage and set us up for access to two very good resources (FMLS & Listing book website). This allowed us to search & browse multiple properties that fit our needs & preferences. We short-listed a number of homes each week over a 3-week period. And Gary would give us his time on weekdays as well as weekends from morning till evening until we had seen all the homes on our list. He was very considerate & courteous when we went to see homes taking breaks for lunch and also offering us water bottles on hot days. While seeing homes, Gary would give us time to form our opinion/rating of the house based on our needs and then share his valuable feedback & point out issues (if any) with the house. Gary also shared little tidbits of information about what goes into building a house, for example - types of hardwood floors, and sidings - all this was new information for us & very helpful to know. We finally decided on a house of our liking which was a new construction and closed on it prior to our deadline, thanks to Gary. Gary also made helpful recommendations for trusted lenders and we had a great experience working with one of them. He also shared his trusted vendor list from carpenters to insurance agents and everyone in between. When it came to communication, Gary is always there for his clients - whether it is a quick update call or to check up on things (even after moving into our new home!). Gary made sure that we were always posted on developments with reminders of the next appointment or item needed. As he has been in the industry for a number of years, he is an expert on the greater Atlanta area and does an excellent job of researching for comps when deciding on an offer price. Our friends (recent home-buyers) who met Gary on one of our home-viewing weekends were very impressed by Gary's industry expertise & how he worked.
At the end of the process, we were extremely glad that we had found Gary. Gary Mesnick took care of all aspects of selling my house to meet my desired timeline. Gary Mesnick is a Superb Real Estate Agent, with many years of experience. A friend highly recommended him to me when I mentioned, in casual conversation, that I wanted to hire a good "Seller's Real Estate Agent." I had a target month by which I wanted to sell my house so that I could relocate to another State during the late summer months. Had I known that Gary would provide a huge amount of advice and assistance to me before we entered into a contract, I would have called him 2 months before the time I first contacted him. On our first meeting, he presented a notebook Powerpoint presentation of current real estate market statistics, advice, and his services and marketing strategy. He answered all questions and left a "Pre-Sale Package" designed for my needs (a portfolio of his marketing action plan, his steps for selling a house quickly, and a Cancellation Guarantee).
First of all, I was advised to make sure that my house was, or would be, in tip-top condition and that all major systems were in excellent condition. That took a good bit of time on my part. Next, we had professionals inspect the house and provide a fair market price estimate. Then, Gary and I signed a contract for his services to sell the house. When my house was Listed, a Buyer offered a contract bid within 4 days! After 6 days, I signed a Binding Contract to sell the house. What an amazing thing, to see how well the house "showed" to potential buyers (according to other real estate agents) and how fast the house went under contract. My house sale was Closed a couple of weeks before the target date that I discussed with Gary!
My friend has employed Gary at different times as a Buyer's Agent, and as a Seller's Agent, and the friend has always been very happy with Gary's services. From my perspective, Gary is an excellent "Seller's Agent" and negotiator.

My husband and I knew we had to act fast to get a great house in the busy April Atlanta real estate market. We reached out to Gary after another realtor was not making time for us. Gary met with us immediately and provided upfront all the information we would need to work with him. Helping us find a house we loved was obviously his top priority. He also made sure to go over the buyer’s broker agreement in detail, which was important to us, being new to the state.
We knew what we were looking for in a home, so we sent Gary several listings which he immediately made appointments to view. When we decided to put an offer on one of the houses, he made sure to get the offer in the next morning, and it was ultimately accepted.
Gary provided information on reputable lenders, but when we decided to use our own credit union, he worked with the lender and us to make sure the financing contingencies were met on time.
Gary also helped us coordinate home inspections within a short window. This included getting a structural engineer to confirm that the house was settling, not shifting, which gave us great peace of mind.
Gary cared the most about meeting our needs and making sure we understood the process and decision points. He provided information, insight, and wisdom, but also made sure we were meeting our priorities at every stage. The closing went smoothly, and we are happily living in our new home.
Since timing was everything in our home-buying process, we truly do not think we would have gotten a house as great as the one we did with any realtor other than Gary. Buying a home is stressful, but it can be much less stressful with a realtor you trust and can talk to who is highly responsive. Gary was an outstanding realtor, and if we ever move (which we hope we don’t), we will call him!
We have referred Gary to multiple friends, family, and colleagues. He is now helping my parents to find their dream home in Johns Creek!
